 I was very fortunate to have Louis as my agent. From the time I met her till now after closing, her relationship has been personalized, caring and comfortable. She communicated with me daily or several times a week, depending on the issue and the process. She was always available to answer my questions even if she was out of town.  Louise Molton sold my house in 46 days. I believe that’s the absolute minimum amount of time required to sell a house in Fairfax County. From listing to closing—from me driving away in a moving van to knowing that the check was in the mail—Louise did it all. Amazing. When I write that she did it all, I mean she did everything because I was in a different state and could do nothing substantive to advance the surprisingly convoluted sale process. Louise arranged for cleaners to make my home presentable. She dealt with plumbers and painters, letting them into the house and locking up afterwards, confirming work was complete and inspecting the results. She arranged for three separate inspections: the initial home inspection, the lending bank’s valuation, and a final inspection to confirm certain problems had been fixed. She resolved issues where inspectors fell short in their examinations. And the whole time she kept me informed of what was happening with my house and how the sale process was moving forward. There is no question that if I had to do it again, I would engage her services.

We work for the State Department and we were buying our first home from overseas. Not an easy feat, especially with a 12 hour time difference! I cannot recommend Louise highly enough, especially if you are in similar circumstances. Because Louise is intimately familiar with the real estate  market in the area we were interested in, she kept me in the loop of homes for sale which she thought I might be interested in as well as homes likely coming up on the market for two years until we found our home. From Whatsapp messages, to facetime video walkthroughs, to docusign documents and middle of the night phone calls I am extremely grateful to her for all of the guidance, time, and patience involved in buying our home. Louise made what is usually a very stressful life event into what seemed like a project among friends. Her warmth, compassion and sense of humor are irreplaceable, we could not have had a better experience. We love our home, thank you Louise!

When my husband and I decided to put an offer in on a house that had just been listed, Louise had our offer on the selling agent’s desk and accepted by the seller’s just hours later. Louise Molton provided expert advice on my selling strategy and what work needed to be done in my house (and also what didn't) to get it ready for showing. She recommended really good, responsive contractors which saved me tons of time and stress. She didn't push for an immediate listing, but  gave me time to get all the work done. Once that happened, the house went on the market on a Thursday, open house on Sunday, and was under contract by the next Tuesday, with multiple offers at and over the listing price! Your results may vary but I went from listing to closing in three weeks. Beyond all that, I found Louise to be a charming and personable woman, easy to work with, and who wanted the best result for me.

A friend of mine recommended Louise Molton and even though she specialized in McLean and Falls Church and not Fairfax, I am so glad I took her advice. I was also concerned because Louise usually sells more high-end houses than ours. But Louise quickly set my mind at ease. It was clear that Louise about every client no matter how expensive their house is and It turned out Louise knew all about Fairfax and our neighborhood particularly. She knew how to market our house to its best advantage. She recommended fabulous paint colors and recommended a wonderful landscaper and painter who were so helpful and made good recommendations themselves. I have both bought and sold with Louise and she was fantastic on both sides. She earns my highest praise for the work she did to sell my home when I was an absentee seller. Back in 2013, I needed to sell my home in Vienna, VA but was only able to spend a few days in the area before moving to a new assignment. Louise was instrumental in transitioning my home from a rental property to listing condition and was so successful that the winning offer came in the first weekend the house was on the market! Louise accomplished all of this by providing referrals for and coordinating all the players: cleaning services, a handyman, and landscapers to ensure that the property showed well following three years of being renter-occupied. Louise worked with my relocation company, which was no easy task, and the buyers to ensure all inspections were conducted and issues addressed prior to closing. I was certainly not Louise's easiest client but she made the entire process feel effortless and was always supportive and positive throughout it all.

We would recommend Louise in a heartbeat. Six years ago, mid-February 2008, we decided on a whim to move into a condo not too far from our house. Louise was our realtor selling our house and could not have given us better advice. She has a sixth sense for what is going on in the market. This was just at the beginning of the economic downturn. Louise advised what needed to be repaired, refreshed, and staged in our home and to get it done ASAP. Two weeks later it sold in the middle of the first week it was on the market, a couple of days before the Sunday open house. Louise was wonderful. We met her at an open house and after listening to our needs directed us towards a property that fit the bill. As anyone, we had concerns both financially, the neighborhood and our house and she supported us during this very successful time. And, three years later, it has worked out very well.

One small note that I very much appreciated is that Louise did not use "fluffy" real estate language. Not every light fixture is unique / charming / gives evidence of the good "bones" of the house (we heard all three). She is very straight.
